WHAT TO LOOK FOR AFTER A STORM

WHAT TO LOOK FOR AFTER A STORM

You have survived the whipping winds and pelting rain of another storm – it’s time to let out a sigh of relief. But wait! Have you inspected your roof carefully? If not, you may soon discover that the last storm caused more damage to your commercial building than you thought; and not taking that storm seriously may cost you thousands in additional repairs.

Wind Worries

They don’t call those gusts whipping winds for no reason. Whenever the wind picks up, you have to consider the impact it is having on your commercial roof. Maybe those winds are not strong enough to rip the roof right off of the building, but that does not mean it isn’t causing some havoc. Strong winds can blow debris across (or onto) your roofing, which can tear it; poke holes in it; or even strip away layers of shingles, flashing or decking.

Even a low-level wind can stress flashing and decking on the roof, weakening it. This may not be noticeable at first, but anything that weakens the roof can cause a bigger problem during the next storm.

Water Worries

Water from pelting rain usually doesn’t cause much concern on its own, but when combined with other roof issues, that water can lead to some big – and expensive – problems. Something as simple as a clogged gutter can restrict water flow, and that can back up water onto the roof, which it can infiltrate it, causing moisture buildup, mold and even leaking.

Standing water is another sign of trouble. Any time water is allowed to sit on a flat roof, it allows moisture to build up where it can weaken the entire roofing system.

What to Look for During an After-Storm Inspection

No matter how big or small the storm, it is always advisable to check your commercial roof afterward, to ensure that small concerns are dealt with right away. Otherwise, you may face big repair costs down the line. So, what should your inspector be keeping an eye out for?

  • Loose shingles or roofing materials
  • Standing water
  • Debris that has blown onto the roof
  • Clogged gutters
  • Overflowing gutters
  • Broken or loose flashing
  • Damaged decking
  • Signs of mold, mildew, fungus
  • Obvious structural problems/damage
